香港“首置”計(jì)劃導(dǎo)致房產(chǎn)股下跌

Hong Kong developers slipped on Wednesday after the territory’s leader outlined a new scheme meant to designed to help middle class families purchase property in one of the world’s most expensive markets.

香港房地產(chǎn)開(kāi)發(fā)商股價(jià)周三下跌,此前香港領(lǐng)導(dǎo)人概述了一項(xiàng)新計(jì)劃,旨在幫助中產(chǎn)階級(jí)家庭在這個(gè)全球最昂貴的房地產(chǎn)市場(chǎng)之一購(gòu)買房產(chǎn)。

Hong Kong chief executive Carrie Lam, who had promised to address the issue of high property prices with a “Starter Home” scheme during her campaign, said single people earning less than HK$34,000 ($4,356) a month and households earning less than HK$68,000 will qualify.

香港特首林鄭月娥(Carrie Lam)曾在競(jìng)選中承諾通過(guò)“首置上車盤”(簡(jiǎn)稱:首置)計(jì)劃解決高房?jī)r(jià)問(wèn)題,她表示,月薪不足3.4萬(wàn)港元(合4356美元)的單身人士和月薪不足6.8萬(wàn)港元的家庭將符合購(gòu)買資格。

Mrs Lam said the government is considering requiring developers to “pursue mixed developments… to build and offer for sale a specified number of ‘Starter Homes’ units in addition to private housing units.”

她表示,政府正考慮“要求發(fā)展商作混合發(fā)展”,除興建私人房屋單位外,須設(shè)計(jì)、興建及出售指定數(shù)目的”首置”單位。

Hong Kong is among the world’s most expensive property markets. Prices rose 21.5 per cent year on year in the twelve months to June, according to a report released on Tuesday by Knight Frank.

香港是全球最昂貴的房地產(chǎn)市場(chǎng)之一。根據(jù)萊坊(Knight Frank)周二公布的一份報(bào)告,在截至今年6月的12個(gè)月里,香港房?jī)r(jià)同比上漲21.5%。

Property group New World Development was down 1.3 per cent after rising as much as 6.2 per cent ahead of the speech to its highest intraday level in more than four years. Henderson Land was down 4.1 per cent, making it the worst performer on the city’s Hang Seng index while Sun Hung Kai dipped 1.2 per cent.

房地產(chǎn)集團(tuán)新世界發(fā)展(New World Development)股價(jià)下跌1.3%,在林鄭月娥施政演講前曾最多飆升6.2%,達(dá)到4年多來(lái)最高盤中點(diǎn)位。恒基兆業(yè)地產(chǎn)(Henderson Land)股價(jià)下跌4.1%,成為香港恒生指數(shù)(Hang Seng)表現(xiàn)最差的成分股,新鴻基(Sun Hung Kai)股價(jià)下跌1.2%。

Ahead of the Mrs Lam’s maiden address, CLSA said it expects to see more supply unleashed under Mrs Lam, in contrast to her predecessor CY Leung who focused on restricting demand in an attempt to cool the city’s property market.

在林鄭月娥上任后的首次演講之前,里昂證券(CLSA)表示,預(yù)計(jì)在林鄭月娥上任后將釋放更多供應(yīng),這與她的前任梁振英(CY Leung)形成對(duì)比,后者側(cè)重限制需求,試圖為香港房地產(chǎn)市場(chǎng)降溫。
