目前還沒有數(shù)據(jù)顯示,“棄房斷供”成為全國普遍現(xiàn)象。但是,監(jiān)管部門早已做出預(yù)警。
“棄房斷供”就是foreclosure,意思是業(yè)主不再按期還款,房屋作為抵押品被銀行收回。由于部分城市房價下跌,房產(chǎn)價值已經(jīng)低于抵押貸款,因此一些業(yè)主選擇損失首付和部分還款,把房價下跌風(fēng)險轉(zhuǎn)嫁給銀行。這些因residential mortgage loan defaults(按揭貸款逾期未還)被起訴的業(yè)主中,多數(shù)人都聲稱unable to repay their loans(無力還款)。
在央行五月份的一次closed-door meeting(閉門會議)上,副行長請各銀行expedite mortgage approvals for qualified homebuyers(加快符合條件的個人住房貸款審批速度),當時各銀行因“棄房斷供”的風(fēng)險加大而不愿發(fā)放住房貸款。
